Ale situace se snad za\u010dne pomalu zlep\u0161ovat.<\/p>\n<p>V\u00a0Praze se aktu\u00e1ln\u011b stav\u00ed n\u011bkolik velik\u00fdch <a href=\"https:\/\/www.novebyty.cz\/developerske-projekty\">reziden\u010dn\u00edch projekt\u016f<\/a> s\u00a0term\u00ednem dokon\u010den\u00ed v\u00a0roce 2024. Cena 3+kk pak p\u0159evy\u0161uje cenu rodinn\u00e9ho domu na okraji okresn\u00edho m\u011bsta.<\/p>\n<p>Ale proto\u017ee rostou i samotn\u00e9 ceny stavebn\u00edch materi\u00e1l\u016f a ceny pr\u00e1ce, mus\u00ed se i tyto vstupy prom\u00edtnout v\u00a0kone\u010dn\u00e9 cen\u011b bytu. Pokles cen tedy patrn\u011b \u010dekat nelze.<\/p>\n<h2><strong>Ovlivn\u00ed cenu byt\u016f zvy\u0161ov\u00e1n\u00ed \u00farokov\u00fdch sazeb ze strany \u010cNB?<\/strong><\/h2>\n<p>Popt\u00e1vku po vlastn\u00edm bydlen\u00ed m\u016f\u017ee lehce oslabit \u010cesk\u00e1 n\u00e1rodn\u00ed banka. A u\u010dinila k\u00a0tomu prvn\u00ed v\u00fdrazn\u00e9 kroky, kdy\u017e v\u00a0uplynul\u00fdch m\u011bs\u00edc\u00edch zah\u00e1jila navy\u0161ov\u00e1n\u00ed z\u00e1kladn\u00ed \u00farokov\u00e9 sazby. Nejrychleji se v\u0161ak projev\u00ed v\u00a0\u00faro\u010den\u00ed komer\u010dn\u00edch \u00fav\u011br\u016f i hypot\u00e9k. Pomalu kon\u010d\u00ed obdob\u00ed, kdy \u0161lo p\u0159i \u0161ikovn\u00e9 fixaci z\u00edskat na hypot\u00e9ce \u00farok za\u010d\u00ednaj\u00edc\u00ed dvojkou. Ji\u017e p\u0159\u00ed\u0161t\u00edm roce lze o\u010dek\u00e1vat, \u017ee pr\u016fm\u011brn\u00e1 \u00farokov\u00e1 m\u00edra hypot\u00e9\u010dn\u00edch \u00fav\u011br\u016f p\u0159ekro\u010d\u00ed 4 procenta.<\/p>\n<p>Ani to v\u0161ak nemus\u00ed b\u00fdt pro pra\u017esk\u00fd realitn\u00ed trh katastrofou. \u201ePokud se r\u016fst cen zm\u00edrn\u00ed anebo t\u00e9m\u011b\u0159 zastav\u00ed, realitn\u00edmu trhu to jen prosp\u011bje. D\u00edky pokra\u010duj\u00edc\u00edmu r\u016fstu mezd by v\u00a0bl\u00edzk\u00e9 budoucnosti znovu mohlo na vlastn\u00ed byt dos\u00e1hnout v\u00edce rodin.
